Capital Improvement Project Updates & Contact Information

Essential work will continue according to government guidelines.


General Information:

The pool demolition resumed in February 2021 and it is anticipated that the pool will be completed by August 2021.


The Cogen system is 100% installed, less Con Ed gas service in Buildings 4,5 & 6. Building 3 is 50% installed, and Buildings 1 & 2 Cogen material is to be delivered in March 2021.

Building 1 - Capital Work

Building #1


Grill & Exhaust Cleaning:

The grill cleaning is scheduled to commence on 2/8/21 on the 27th floor and work down to the 2nd floor through 2/26/21. The exhaust shafts will be cleaned from 3/1/21 to 3/4/21.


Roof, Balcony & Façade:

Roof Davits are currently being installed now. Work started 1/18/2021 and the work will run to February 15, 2021. This work is very noisy, because of the drilling into the concrete roof deck. Swing scaffolding will be attached to the davits when complete, and façade restoration is commencing the week of 2/8/21. Balcony repair has not yet commenced and will start in March 2021. Building #1 façade and balcony repair will continue until the end of the year. The roof replacement will commence in early Winter 2021.


Cameras:

New cameras have been installed and the monitor and screens are being worked on. This system is anticipated to be fully functional in March 2021.


Plumbing:

The plumbing riser work has not started and building #1 will be the last building to start the plumbing work, which we anticipate will start late Fall of 2021. The lobby plumbing repair is currently in design phase, and must be filed with the DOB (Department of Buildings). 


Elevators: All four elevators have been replaced.


Electrical: Electrical upgrades are approximately 60% complete. 

Building 2 - Capital Work

Building #2


Grill & Exhaust Cleaning: The grill and exhaust shaft cleaning is complete.


Roof, Balcony & Façade:

Roof Davits are being installed on the room and swing scaffolding repair work has commenced on the facades. The roof replacement will commence in early Fall 2021. Balcony repair has commenced, and the following is a schedule of work: A&B balcony work commenced January 11, 2021 and currently in demolition phase. Work will continue into the Summer. C balcony work is not yet scheduled and a future notice with schedule is forthcoming. D balcony work will start February 22, 2021. Pipe scaffolding to commence shortly. Work will continue to the Fall of 2021. E&F balcony work is not yet scheduled and a future notice with schedule is forthcoming. G&H balcony work is not yet scheduled and future notice with schedule is forthcoming. I balcony work is not yet scheduled and a future notice with schedule is forthcoming. J balcony work commended January 11, 2021 and will continue into the Fall of 2021. K&L balcony work commenced January 11, 2021 and will continue into the Fall of 2021.

New cameras have been installed and the monitor and screens are in progress. This system is anticipated to e fully functional in March 2021.


Plumbing:

The plumbing riser work has not started, and Building #2 will start the plumbing work in the Fall of 2021. The lobby plumbing repair is currently in design phase and need to be filed with the DOB.


Elevator:

All four elevators have been replaced.


Electrical: Electrical upgrades are approximately 60% complete 


Building 3 - Capital Work

Building #3


Grill & Exhaust Cleaning: The grills and exhaust shaft cleaning is complete.


Roof ,Balcony & Façade:

Roof Davits have been installed on the roof and swing scaffolding repair work is approximately 80% complete. The roof and railing replacement is scheduled for demolition in late Spring and the roof replacement over the Summer of 2021. Balcony work as Building #3 has commenced, the following is an update on the work: A&B balcony repair and restoration has commenced. Patching and re-pitching of the balcony decks is in process. Work will continue into the Summer of 2021. C balcony patching is in process s well as façade core drilling. Work will continue into the Fall of 2021. D balcony work will start February 22, 2021. Pipe scaffolding to commence shortly. Work will continue until Fall 2021. E&F balcony work will stat February 8, 2021. Pipe scaffolding to commence shortly. Work will continue into the Fall of 2021. G&H balcony pipe scaffolding commenced on January 18, 2021. Work will continue into Fall 2021. I balcony repair is currently in process and railing removal is in process. Work on this balcony will continue into Fall 2021. J balcony work is currently in process and will be complete February 1, 2021. Pipe scaffolding dismantling will commence in February/March 2021. K&L balcony work is currently in process and will be complete April 1, 2021. Pipe scaffolding dismantling will commence in April/May 2021.


Cameras:

New cameras have been installed and the monitor and screens are being worked on. This system is anticipated to be fully functional in March 2021.


Plumbing:

The plumbing riser work is being performed by GID Industries and Latty Plumbing, and work started on the B,C,D, and E lines on January 11, 2021. Work is scheduled to be complete March 31, 2021, and then the team will start another 4 riser lines, complete those, and then finish the remaining 4 lines. Building #3 plumbing riser replacement will be complete in September 2021 in the apartments, but then the lobby plumbing replacement will begin in the Fall of 2021. The lobby repair will take approximately 4 months to complete. Building #3 will experience water shutdowns and contractors will be present until the end of the year. The lobby plumbing repair has been designed and filed with the DOB. This work should be done after the riser work is complete.


Elevators:

All four elevators have been replaced, and the last car replaced will go back in service during the week of 2/15/21, as the DOB final inspection is pending.


Electrical: Electrical upgrades are approximately 75% complete.

Building 4 - Capital Work

Building #4


Grill & Exhaust Cleaning: The grill and exhaust shaft cleaning is complete.


Roof, Balcony & Façade:

The roof is currently being replaced and is anticipated to be completed the week of February 8th, 2021. The new roof railings will be installed after the roof is complete and will be done by March 8, 2021 depending on weather conditions. Balcony work is nearly complete, the following is an update on the work: A&B balcony repair and restoration has commenced. Patching and re-pitching of the balcony decks is in process. Work will continue into the Summer of 2021. A,B,C,D,E,F,J,K, & L balcony repair and restoration is complete. G&H balcony repair is in process and the work will be completed by February 12, 2021, depending on weather conditions. The contractor is working from the top down and the balconies on the upper floors maybe returned sooner. Pipe scaffolding will commence removal around February 12th, 2021 and will take to March 1, 2021 to remove. Once the work is 100% complete, then the sidewalk bridge will be removed in the Spring of 2021. The façade repair is complete.


Cameras:

New Cameras were installed and once the lobby is completed all final camera installations will be done in the Fall of 2021.


Plumbing:  

Plumbing should start in March/April 2021 


Elevator:

All four elevators have been replaced, and the last car to be replaced will go into service the week of 2/15/21, as the DOB final inspection is pending.


Electrical: Electrical upgrades are approximately 90% complete.

Building 5 - Capital Work

Building #5


Grill & Exhaust Cleaning: The grill and exhaust shaft cleaning is complete.


Roof , Balcony & Façade:

The façade, roof and balcony repair is 100% complete, and the sidewalk bridge was recently removed.

 

Cameras:

New Cameras were installed and once the lobby is completed all final camera installations will be done in the Fall of 2021.


Plumbing:

The interior plumbing riser repair is approximately 99% complete and the last few hold outs have been taken to court or have voluntarily granted access. The lobby plumbing replacement is about 50% complete. This work and the lobby restoration will resume in the Spring of 2021.


Elevator: The elevator replacement will be complete in March 2021. 


Electrical: Electrical upgrades are approximately 95% complete.



Building 6 - Capital Work

Building #6


Grill & Exhaust Cleaning: The grill and exhaust shaft cleaning is complete.


Roof, Balcony & Façade:

The façade, roof and balcony repair is 100% complete, and the sidewalk bridge removal will continue once the snow melts. The long section along the rear parking lot was suppose to start coming down and was delayed due to the heavy snow on 2/1 & 2/2/21. 


Cameras:

New Cameras were installed and once the lobby is completed all final camera installations will be done in the Fall of 2021.


Plumbing:

The interior plumbing riser repair is about 75% complete, and the A and B lines are currently in restoration, F line plumbing nearly complete, E line starting 2/8/21, and D line starting 3/8/21. The C line will commence in April 2021. The lobby plumbing replacement is about 50% complete. This work and the lobby restoration will resume in the Spring of 2021.


Elevator: Elevator replacement will be complete in March 2021.


Electrical: Electrical upgrade is about 95% complete.
